General Terms and Conditions of Stay

These General Terms and Conditions govern the contract between the guest and Masseria Lama Pellegrini (Roberto Pinto) for accommodation bookings made through this website.

1. Booking and Conclusion of the Contract

A binding contract is finalized at the moment the guest completes the booking process through our online booking engine and receives a formal confirmation email.

2. Tourist Tax

In addition to the room rate, the Municipality of Cisternino requires the payment of a local tourist tax. The tax is €2.00 per person, per day, for a maximum of 7 consecutive days (subject to exemptions provided by municipal regulations, e.g., for children under 12 years of age). This tax is not included in the room rate and must be paid directly at the property, preferably in cash.

3. Payment Terms

To confirm a booking, guests must pay a 30% deposit. The remaining balance is due at the time of check-in. Payments can be made via Stripe, PayPal, Satispay, Nexi, Apple Pay, Google Pay, WooCommerce Payments, or direct Bank Transfer.

4. Cancellation Policy and Refunds

A full refund of the deposit, or any amount paid at the time of booking, will be issued if the guest cancels the reservation at least 15 days before the scheduled check-in date. No refund will be granted for cancellations made after this period.
Please note that the standard EU 14-day right of withdrawal for online purchases does not apply to contracts for the provision of accommodation services for specific dates (Art. 59, letter n, of the Italian Consumer Code).

5. Check-in e Check-out

• Check-in: From 2:00 PM to 11:00 PM. Upon check-in, all guests must present a valid ID card or passport, as required by Italian law.
• Check-out: By 10:00 AM.

6. House Rules

Pets are not allowed. Smoking is strictly prohibited inside all indoor areas. Guests are held financially responsible for any damage caused to the property or its furnishings during their stay.

7. Swimming Pool Rules

There is no lifeguard on duty; diving is prohibited, and access is forbidden for minors under 14 years of age unless accompanied by an adult. Towels must be used when lying on the sun loungers. Before entering the water, it is mandatory to use the poolside shower and disinfect your feet using the provided dispenser.

8. Dispute Resolution (ADR)

In the event of a complaint, we invite you to contact us directly at info@lamapellegrini.com, and we will do our best to resolve the matter amicably. In accordance with the EU Directive on Alternative Dispute Resolution (ADR) and the Italian Consumer Code, consumers have the right to use recognized bodies for out-of-court dispute resolution. Should a dispute not be resolved amicably, the competent jurisdiction shall be the Court of Brindisi, Italy, unless the guest is acting as a consumer, in which case the mandatory jurisdiction of the consumer’s place of residence or domicile shall apply.
